How land transfer duty works in Victoria
Victoria calls it land transfer duty. Two things make Victoria unusual. First, the principal place of residence discount only helps if the property is $550,000 or less. Second, the band between $960,000 and $2,000,000 is a flat 5.5% of the whole price, not a marginal rate on the excess.
Duty is marginal, the same way income tax is. You do not pay one rate on the whole price. Each slice of the price is taxed at its own rate, and the results are added together. That is why the effective rate you pay is always lower than the top bracket you land in.
